Our mechanical scope covers split, ducted and package AC units, FCUs and AHUs, exhaust and fresh air fans, booster pumps and drainage pumps. The dominant failure mode in each is contamination: blocked condensate trays, clogged drain lines and dust-choked blower wheels. For concealed leaks we use acoustic correlation and moisture mapping before cutting into finishes, because exploratory demolition costs more than diagnosis. Riser and drain issues in towers are reported with location drawings so the owners association can see exactly which section of the building is affected.

Door closers in common areas have oil that thickens in Dubai heat, so closing force drifts out of fire-regulation adjustment within a year. Waterproofing membrane on exposed rooftops degrades under UV in roughly seven to ten years and needs inspection annually.
