The four parts of an AC service that actually matter

An AC service in Dubai is often sold as a filter wash and a smile. In reality, four systems decide whether your unit survives the summer: the coils, the refrigerant charge, the condensate drainage and the ductwork. This page explains what we do to each and what the readings mean.

Coils: where efficiency dies quietly

An evaporator coil collects dust continuously while the fan runs, and a fouled coil does two things: it insulates the air from the refrigerant, dropping cooling capacity, and it carries dust down into the drain pan where it blocks the outlet. Condenser coils on outdoor units in Dubai face airborne dust and construction fallout, and a dirty condenser raises head pressure, which increases compressor current and shortens a compressor built for eight to ten years of duty. We clean coils with coil-specific chemicals and measured water pressure, not high-pressure washing that flattens fins. Fin combing restores airflow where fins are bent. Before and after, we record the temperature split across the coil so the improvement is a number, not a claim.

Refrigerant charge: low gas is a symptom

Low refrigerant is never the root fault. Gas does not wear out; it leaks, usually at flare connections or through pinholes in corroded copper. Topping up a leaking system without finding the leak is a recurring cost and an environmental breach. We pressure test with nitrogen to locate leaks, repair the joint or section, vacuum the system down to remove air and moisture, and only then weigh in the correct charge against the nameplate. Overcharging is as damaging as undercharging: it slugs the compressor with liquid and floods the evaporator. Our technicians record suction and discharge pressures and superheat after charging, and those readings go into your service report.

Condensate drainage: the ceiling killer

Every indoor AC unit in Dubai produces condensate, and the drainage path is a slope, a trap and a run to a riser. Biofilm grows in the pan and drain line within months in this climate, and a partial blockage causes overflow into ceilings and walls. Our service includes flushing the line, treating the pan, checking the trap seal and verifying the float switch, where fitted, actually cuts the unit when the pan fills. Float switches are the cheapest insurance in building maintenance and we fit them where absent. In ducted systems we inspect the condensate pump, test it against its rated lift and log the run current, because pumps announce failure through rising current before they stop.

Ductwork and airflow

Ducted systems fail through leakage and contamination. Flexible duct connections split at the collars, dumping cooled air into the ceiling void and unbalancing room supply. Grilles and diffusers clog with dust, and a room that never cools properly is often a blocked return rather than a refrigerant fault. We measure airflow at grilles against design, inspect accessible duct runs for splits and disconnections, and clean grilles and diffusers during service. Duct interiors in Dubai accumulate dust at a rate that justifies inspection every two years, and cleaning where accumulation is confirmed. Dampers are checked for operation, since a stuck fire damper is both a comfort fault and a civil defence compliance item.

Common questions

How often should AC be serviced in Dubai?

Residential splits and FCUs need servicing every three months in most Dubai locations, and monthly filter cleaning in dusty or coastal areas. Ducted and package units follow manufacturer schedules, typically quarterly for filters and annually for full coil and mechanical service.

How do I know if my AC needs gas?

Poor cooling with ice on the pipework, or long run times without reaching setpoint, suggest low charge. But gas leaks, so we pressure test to find the source before recharging. Adding gas to a leaking system is wasted money and we will not do it.

Do you replace compressors or whole units?

Both, when justified. A compressor drawing high current or failing to start may be repairable with a capacitor or contactor first. We give you the readings, the repair option and the replacement option, priced separately, so the decision is yours.
