Water actively leaking through a ceiling or from a riser is an emergency, because every minute adds damaged finishes and a potential short circuit below. Total or partial power loss, a burning smell from a DB board, or an AC failure in summer with vulnerable occupants are emergencies. A blocked kitchen drain or one dead split unit in a building with working AC is urgent but not an emergency, and we will still attend same day. When you call, describe what is happening rather than your guess at the cause. A tenant saying the bathroom floor is warm and wet gives us more to act on than a diagnosis of a pipe problem.
Isolate the supply first. Every apartment and villa in Dubai has an isolation valve, usually at the water heater, under the sink or at the meter, and knowing its location before a leak is worth more than any repair service. Turn off power to affected areas at the DB board if water is near sockets or lighting. Move soft furnishings and lift what can be lifted. Do not open ceilings to release trapped water unless it is bulging, in which case puncture the lowest point with a screwdriver into a bucket and keep clear. Then call us. We trace the source before opening finishes, because a ceiling opened in the wrong place doubles the repair.
If a breaker trips repeatedly, stop resetting it. Each reset into a fault stresses the breaker and the cabling behind it, and resistive faults in Dubai plant rooms escalate to fire. Switch off and unplug appliances on the affected circuit. If you smell burning or see discolouration at a socket or board, isolate the whole board if safe to do so and keep everyone clear of the area. Do not use water anywhere near electrical equipment. When we attend, our electrician will isolate, test for the fault with instruments, and only then restore circuits. Power is restored section by section so the faulty circuit is identified, not just bypassed.
An AC failure at 45 degrees outside is a habitability issue, not a comfort complaint, and we treat it as such. While waiting, close blinds, switch off heat-generating appliances and gather occupants in the coolest room, usually the one with the least glazing. If the indoor unit is running but not cooling, the fault is often refrigerant loss or a failed capacitor, both of which are same-day repairs. If water is dripping from the indoor unit, switch it off at the isolator to stop ceiling damage. Our technicians carry common capacitors, contactors and gas, so the majority of summer AC callouts are resolved on the first visit.
