Water and power: the two systems that cause the biggest claims

Insurance claims in Dubai buildings are dominated by two causes: water damage and electrical faults. Neither arrives without warning. This page covers how we diagnose and repair plumbing and electrical systems, and the safety checks most buildings have never had done.

Leaks: find it before you open it

The expensive part of a leak repair is not the pipe; it is the finishes opened to reach it. We trace concealed leaks with acoustic detection, moisture mapping and, where needed, thermal imaging, before a single tile is lifted. Supply leaks show as continuous moisture with a constant sound signature; drainage leaks show only when fixtures are used, which narrows the source immediately. Once located, the repair is small and the reinstatement is limited to the access needed. Dubai's hard water also shortens heater element life to two or three years and scales mixer cartridges, so recurring low pressure at one fixture is often a cartridge, not the building's supply.

Pressure: the hidden variable

Municipal supply pressure in parts of Dubai exceeds the rating of residential fixtures and flexible hoses. Every unit should have a pressure reducing valve set to around three bar, but these valves drift, and unregulated pressure stresses hoses, fills washing machine valves and weeps at joints. Flexible connector hoses under sinks and behind toilets have a service life of roughly five years, and their failure is the most common cause of sudden apartment flooding. We gauge static and dynamic pressure at fixtures, reset or replace PRVs, and flag aged hoses for planned replacement. It is the cheapest flood prevention available and it takes minutes to check.

Distribution boards: torque, trip times and thermal checks

An electrical board in an air-conditioned plant room cycles thermally every day, and terminal screws work loose over years. A loose connection heats, discolours insulation and eventually fails or ignites. Our board service includes torque-checking terminals to specification, thermal-scanning under load to find hot spots, and testing every RCD with an instrument that measures actual trip time in milliseconds. The button on an RCD only proves the mechanism clicks; it proves nothing about the timing that protects a person. Results are recorded and filed, which matters for DEWA compliance and for any incident investigation a board or insurer later requires.

Safety and compliance in occupied buildings

Electrical work in occupied Dubai buildings has to be planned around isolation. We de-energise circuits, lock off, verify dead and notify occupants before work begins, rather than working live for convenience. Earthing continuity is tested at sockets, because an open earth makes an RCD the only protection left and RCDs fail too. Water heater installation includes pressure relief and expansion checks, not just pipe connections. All work is performed by directly employed technicians whose licences and training records we can produce for a facilities manager's file. On completion, you receive a written record of what was tested, the measured values and what was rectified.

Can you find a leak without breaking walls?

Usually, yes. Acoustic detection, moisture mapping and thermal imaging locate most concealed leaks to within a small area, so opening is targeted and minimal. If a leak can only be confirmed by exposure, we tell you before any cutting starts and price the reinstatement.

How often should distribution boards be checked?

Annually for most buildings, and immediately if you notice buzzing, tripping or discolouration. Annual checks catch loose terminals and drifting RCDs before failure. High-load boards serving plant rooms justify twice-yearly thermal scans.

Are your electricians and plumbers subcontracted?
